Lance Armstrong Comes to Paso Robles

With the spirit of the wind and the rain pausing for the Amgen Tour of California, Lance Armstrong (yes, Tour de France champion Lance Armstrong) rushes into downtown Paso Robles along with other world cycling professionals on Thursday.

The cyclist will ride through Cholame home to Tule elk and the James Dean Memorial then they will travel on long stretches of rolling picturesque roads in Shandon, through serious horse country and farms in Creston past newly green hills, majestic oak trees and acres and acres of vineyards in Paso Robles as they complete the race into downtown Paso Robles where crowds and cheers will welcome them.

Happy Valentine’s Day

Every February we celebrate Valentines Day by giving flowers, candy and cards to those we love. We do this in honor of Saint Valentine. You may be wondering, “Who is St. Valentine”?

Legend has it that Valentine was a priest who served during third century Rome.  Another legend has it that Valentine was an imprisoned man who fell in love with his jailor’s daughter. Another valentine gentleman you may be wondering about is Cupid (Latin cupido, “desire”). In Roman mythology Cupid is the son of Venus, goddess of love. His counterpart in Greek mythology is Eros, god of love. Cupid is often said to be a mischievous boy who goes around wounding both gods and humans with his arrows, causing them to fall in love.  

 

Cupid’s arrow hit 39 years ago for me and again two years ago on February 15th when our first grandchild was born.  Today we will be celebrating her 2nd birthday in Tracy, CA.

I hope cupid’s arrow has made a connection for you and that you will be celebrating one of the most romantic days of the year with someone you love.  If cupid’s arrow hasn’t hit, be careful you never know when you could be the next.

Friday the 13th

According to Wikipedia, Friday has been considered an unlucky day since the 14th century.  Friday was considered an unlucky day to travel or begin new projects.  Today an unlucky Friday every week would not be a good marketing strategy for the tourist industry, we love our three day week-ends.  And what would happen to all the shows on HGTV with their week-end projects?

Black Friday has been associated with stock market crashes and other disasters since the 1800s. Although the Wall Street Crash of 1929 was on a Thursday and an unlucky Monday when the stock market around the world crashed on October 19, 1987, we don’t have unlucky Mondays or Thursdays so why is Friday the outcast?

The superstition of unlucky Friday the 13th began in Scandinavian mythology. Friday is named for Frigga, the free-spirited goddess of love and fertility.  The Scandinavian’s converted to Christianity and Frigga was banished to the hills and called a witch.  She formed a group of trouble-makers with eleven other witches and a warlock hence the number 13. 

There are many tales, myths and superstitions some fun, some interesting, some worrisome that cause conflict and misery in people’s lives.  For me, it’s just another day that I am thankful for.  In many ways this superstition is similar to the black cat down the street that runs across my path, he’s just another cat therefore I choose to keep going.  J

Rotary Scholarship Dinner

Every February around this time of year, the Rotary Club of Los Osos has a Scholarship Dinner. This is the Club’s major fundraiser for academic & vocational scholarships benefitting the graduating seniors at Morro Bay High School.

Jay Dickinson, chef & owner of the 10th Street Grill will be preparing a Five Star Gourmet Dinner.  Now if you enjoyed a casual meal at Jay’s restaurant before you know the food is good but for this night Jay goes beyond ‘California Causal Cuisine’.  From mouth-watering sweet succulent scallops to your choice of fork tender Prime Rib, seared Pork Tenderloin medallions , lightly sauced Chicken Oscar , one of my favorite’s  sweet Leg of Lamb with a merlot sauce making you want to lick your plate and according to my husband one of the ‘best’ Ahi Tunas.

Room with a View

Sitting at the dining room table with my clients discussing homes we have previewed this day we take a moment to relax and enjoy the view. 

From this million dollar home in Los Osos we have views of Morro Bay and it’s most famous pet rock a large dormant volcano, one of Seven Sisters, sand dunes with bits of natural grasses swaying in the sea breeze and the deep blue ocean where it’s difficult to tell where it ends and the sky begins.  Across the road is State owned property, ‘Open Space’ and hillside filled with grey-green native chaparral with an occasional purple bloom.  Trails & hidden sandy paths help to make hiking a game and walking your dog will never be a chore again.  The open space leads you over a hill top and is an extension of Montana de Ore State Park.  From the kitchen you see the local shopping center with Bishop Peak standing proudly in the background.

Median Priced Homes in San Luis Obispo County

The Tribune had a good article on the median home prices in San Luis Obispo County but I personally thought it was a bit confusing.  In the Trib’s article they state that the median price of all county homes including new, resale single family homes AND condominiums were $440,000 but pictured only single family homes.  I understand that the stats accumulated followed the guidelines for national reporting but it still is confusing.  What is the median price?

It’s important for the buyer to have a true & clear picture of what they qualify to purchase so therefore it’s my opinion that we clarify median price single family homes from condominiums. When I am doing a Comparative Market Analysis for an owner of a single family home I would never include condos, it’s not a true comparison. 

Taking today’s ‘active’ listings for single family homes in San Luis Obispo County NOT including condos changed the median price to $689,000, that’s a big difference. 

In San Luis Obispo the median home price including condominiums had 163 listings with a median price of $669,000.  If you do not include condos there are 122 listings the median price changes for single family homes to $749,000.   There are four homes in this price range from a 3 bedroom 2 bath 1800+ sq ft home to a 5 bedroom 3 bath 2400 sq ft home.  The lowest price home in SLO is a 2/1 on Johnson with a garage conversion now a non-permitted bedroom, an 800 sq ft condo is listed at 265K and in the same complex a 900+ sq ft condo asking price 269k.

Arroyo Grande, 142 single family residential (SFR) listings median price $799,450.  Six homes in this price range 1150 sq ft to a new construction 3100 sq ft home.

In beautiful Cambria where the pines meet the sea we have 88 listings, median price $644,000.  There are two homes in this range both 3 bedrooms, 2 baths from 2100 – 2500 sq ft.

In the wine country of Paso Robles it is divided into four sections and has a total of 264 active listings.  In the City of Paso Robles we have 152 listings, median price $421, 000.  There are 5 homes in this range starting with a 2 bedroom 2 bath with a den/office 2100 sq ft built in 2007 up to a 2800 sq ft 4/3 built in 2006.  The oldest home built in this range was 2000.

North east of the City of Paso Robles we have 18 listings, median price $398,500.  North West Paso Robles has 48 listings and a median price of $592,000.

South Paso Robles, Hwy 46 and East of 101 are homes all on acreage with a median price of $950,000 which will buy you a lush landscaped 4 bedroom 3 bath home on 5 acres.

In Nipomo there are 119 listings, median price 614k and you will be able to purchase a 2008 Trilogy 2 bedroom 2 bath 2000 sq ft home.  Please allow me to register you, first for a Trilogy referral fee.  J   

Pictured as an affordable home below the median price was a home in Nipomo listed at $139,000, I am sure the REALTOR® was thrilled to have his listing posted.  Problem, this is a 1953 fixer with a cracked foundation and it does not qualify for a conventional loan.  Instead look for this affordable 3 bedroom 2 bath, 1100 sq ft home built in 1993 for $192,000 located east of 101 near Orchard & Division. 

Another pictured home listed as affordable $225,000 was in Atascadero the potential problem here is that this home is for buyers that qualify for the government Affordable Home Moderate Income program.  Instead look for 2 bedroom 1 bath home built in 2006 without any restrictions listed at $229,900.

The last home pictured also slated as affordable was a home in Morro Bay listed at $369,500, it has been on the market for over a year.  Check out a Short Sale listed in North Morro Bay at $299,000, a small cottage 800 sq ft with a single car garage.  And my favorite is a 1953 recently updated vintage 2 bedroom 1 bath cottage with newly remodeled kitchen listed at $405,000.

Los Osos was left out of the mix, the little jewel of the Central Coast so I have added it here.  In Los Osos we have 55 active listings with a median price of $575,000.  If you are looking for a clean & bright 2 bedroom one bath cottage close to the park you will find a home listed at $309,000.  My favorite is another 2/1 home that is over 1100 sq ft on a large lot that sits on a knoll with great views and is located close to the bay.

In San Luis Obispo County we have felt the impact of the decline in Real Estate sales and the recession but we are the lucky ones, people still want to live or relocate here.  It has been written that San Luis Obispo is one of the most desirable places to live, come join us and live the “slo life”.

Lake Nacimiento Water Project

John Hollenbeck, Project Manager for the Nacimiento Water Project (NWP) and fellow Rotarian (Atascadero Club) spoke to our Club on Friday.

John is engaging and excited about his project and ‘army’ of local & national professional engineers and construction services working on the water project.

Beginning at the north east corner of Lake Nacimiento, just north of the Nacimiento Dam spillway is a 180-foot intake shaft and wetwell.  Its purpose is to pump & deliver water from Lake Nacimiento to the project’s participating communities via a 45 mile pipeline.

The pipeline will travel through and under some fantastic countryside starting at the lake to Camp Roberts under & across the Salinas River in Paso Robles along side vineyards (as shown in the photo below) to Templeton under El Pomar Road down the old El Camino Real into Atascadero and Rocky Canyon Road and along side Highway 101 across to the Cuesta Tunnel reaching it’s final destination on Stenner Creek Road in San Luis Obispo.

Paso Robles, Templeton, Atascadero, San Luis Obispo and Cayucos will all benefit from this supplemental water supply.  The project is scheduled to be completed in late summer 2010 and will include three tanks, three pump stations, and a multi-port intake at the lake.

The NWP first began in 2001 with environmental studies through 2004 the next phase was accepting bids for the work and setting the budget for this $176 million dollar project.  In October of 2007 the construction phase began.  To learn more and preview some great construction photos go to: http://www.slocounty.ca.gov/PW/NacWP.htm

Tax Reassessment

Tuesday evening I arrived home exhausted (my excuse) and just wanted dinner and a glass of wine to sip on.  As my wonderful husband prepared veggie stir-fry & jumbo shrimp, I skimmed through the mail tossing out my father-in-law’s ‘request for money’ junk mail.

My husband pays our household bills so I made stacks of mail for each one of us and came across an official looking letter from what I believed to be the County Assessor’s office. The letter was a notice stating our property tax bill was going to be reduced by $1,964.  Yahoo!

I placed the letter in my husband’s stack of mail all the time singing the ‘Happy Song’ in my head.

Last night my husband told me he called the Assessor’s office after reading the letter.  The ‘Tribune’ also had an article on the front page of Wednesday’s paper.  I am always a day late reading the local paper.  

In reviewing this official looking letter from the Property Tax Reassessment Company based in Los Angeles that included our information, property tax ID number and tax bill, it’s understandable how people would consider paying $179.00 to this company before the February 26, 2009 deadline.

Taxes can be confusing & frustrating to some and everyone wants to pay less.  I just wonder how many people in San Luis Obispo County population 260,000+ bought into this scam.

If only two percent of the population paid $179.00 to this legal & unethical scam company they would profit by $930,800 multiple that times all the counties in Central & Southern California.

In San Luis Obispo County, we are very lucky there are no long lines at the Assessor’s office and it’s easy to go to ask questions or pick up the phone with an inquiry.

Tom Bordonaro and his staff are in the middle of reassessing property taxes for homes bought in 2003 or after.  Property owners will be receiving an updated bill by summer and if you disagree with your tax bill call or stop in the assessor’s office.  Tom and his staff will review your property bill for FREE.

It was a great day to be a REALTOR® today and work in San Luis Obispo on a sunny morning previewing beautiful homes.

My favorite home was a listing in the Ferrini Heights area of San Luis Obispo, a few miles west of Cal Poly but up high with fantastic views of Bishop Peaks and Cerro San Luis.

This is a two story four bedroom three bath Cape Cod architectural design home with a wrap-around porch. The moment you walk up the stairs to the front door you can imagine yourself sitting on the porch enjoying the ‘slo life’.  There is no detail in this home that was left untouched.  This home is in a million dollar neighborhood and is priced at $998,000.  It is completely landscaped, there is nothing to do here but relax and enjoy life.

In one of the most sought after neighborhoods just north of the downtown area we previewed an adorable well-maintained 3 bedroom 2 bath cottage.  It beams with pride of ownership.  Listed at $799,00, this home has the all-American feel.

Looking for a rental?  Our company currently has 12 rentals immediately available; we have 10 offices in San Luis Obispo County with a Property Manager in each office.  The main office is in San Luis Obispo with two managers.

In San Luis Obispo we have only one home available and three condos.  In north Grover Beach we have what appears to be a Mediterranean style 3/2 home with ocean views; I wouldn’t think this will last long. 

If you are looking for open spaces our rental in Arroyo Grande offers a 4 bedroom 3 bath home on 2+ acres.  Another option would be for you lovers of wide open spaces and starry nights is another 4 bedroom home on 2+ acres in California Valley.  For the professional we have a 1900 square foot Spanish style home in Nipomo.  Only one listing rental in Santa Maria, a cozy 3 bedrooms, one bath cottage.

Looking for another coastal option would take you to Los Osos where we have three houses; one house is a three bedroom with a downstairs one bedroom unit, no water views but easy walk to the bay.
