Paint or Credit?

While on the Broker’s Tour recently we previewed a lovely three bedroom home situated on a corner lot.  This home has a warm and welcoming entry and the first room you see is a great living room with vaulted ceilings, a beautiful brick fireplace and tall windows over-looking the backyard.  I was ready to see more.

As we went through this vacant home you could imagine First-time buyers, a professional couple or a retired couple wanting to scale-down and move into this 1500 square foot home.  The home is near a lovely park great for walking your dog and catching a baseball game, there is also an ‘Open Space’ hiking trail close-by and downtown shopping is less than 10 minutes away.

As we continued our tour through the home I was stopped in my tracks by the bright primary colors in the Master bedroom.  It was awful and to add insult there was a sign on the wall as you entered the room that said, ‘Seller to credit Buyer for paint.’

In today’s Market where homes are sitting for 90 days or more, why not make your home a stand-out. Replace worn carpeting if you can or at the very least have it professionally cleaned.  Paint the bedroom.  It’s an easy fix, if you have moved ask your agent to hire someone to paint the room it will cost you less than a credit.  A nice neutral color will appeal to more buyers.

First impressions are important buyers aren’t going to remember the house with the beautiful living room and a credit for paint they are going to remember the house with the hideous paint job in the Master bedroom.
